The Script We Use for Success

I hope you are absolutely killing it in today’s market. I was just looking at some numbers and my team has had one of the best weeks we’ve ever had. In fact, we are carrying 85 pending transactions! I have agents selling four homes a week. One agent even sold five in one day!

You might be wondering how we are able to get this much volume. The real money is not in just generating leads. A monkey can generate 2,000 leads a month from the internet. The real money is in conversion. How are you converting those leads?

We have been coaching with Corcoran Group Consulting, and their systems work. We follow their LPMAMA script. LPMAMA stands for location, price, motivation, agent, mortgage, and appointment. This is the script my agents use to call their leads, and many of them have 13 buyers ready to purchase in the next 30 days. What can you do with 13 buyers? Think about that.

Now, let’s run through the LPMAMA script:

  • Location: Ask the buyer where they are looking. Do they have kids? Which schools are they interested in? Where do they work? What kind of commute do they want?
  • Price: What price range can they afford? Do they even know what they can afford?
  • Motivation: Are the buyers in a lease? Are they relocating? What is their timeframe? Motivation is the most important factor - depending on a buyer’s situation, you may need to really hit the ground running.
  • Agent: Are you working with an agent? Before we started coaching, I can’t tell you how many times one of our agents showed up at a property to meet a buyer only to discover that the buyer already has an agent.
  • Mortgage: Are they approved? You can say something like, “The last thing I want is for you to fall in love with a home you cannot afford. Let me get you in touch with our mortgage broker to get you a no cost, no obligation pre-approval.”
  • Appointment: Most buyers may want to meet you at the property. Simply ask them to come into your office for a quick buyer consultation so you can find the best home for them and save them time and money.
