2018 is here and we’re off to a great start. Before we get too far into the new year, I wanted to make sure I talked to you about your marketing budget and what your plans are for it this year.

I spent over $400,000 last year on marketing. That might sound crazy, but when you see that my return was 4:1 at around $1.6 million, it doesn’t seem so crazy after all.

I track all of our spending on different marketing avenues. We’re always on the cutting edge and trying to use innovative techniques to get more business. One way we’re doing this is through a partnership with Regal Cinemas. Not only do our ads come up on the screens before movies, they also pop up on people’s phones in the theatre via a geolocation feature. I can then track all my deals from this section of the budget. When I can say that I spend “X” amount and brought in “Y” amount of money because of it, then my marketing makes sense from a profitability standpoint. Then it’s easy when it comes time to decide where to re-invest. I already know the places that have given me the best return, so I can go to them first.

If you don’t think you have a marketing budget, think again. Even if you’re just starting out, sending emails and making phone calls and sending thank you notes will barely cost you a thing.

The Importance of Gratitude: How to Thank Your Past Clients

The end of the year is coming up, which means now is a great time to look back and reflect. Most of all, it’s important to thank your past clients for their support, business, and referrals.

If you look at your top net promoters, you’ll find that these people are sending you a huge portion of your overall business. 

On our team, one way we thank our supporters each year is by giving away free pies. This is a great event and only costs us about $5,000 total. We highly recommend hosting an event like this for your past clients, since it’s a great way to reconnect and show your appreciation. 

The important thing is that you let your clients know you care.

It doesn’t have to be a pie giveaway, either. An alternative option to consider is renting out a theater for a movie night. Something I used to do myself was to rent out a private club to have a cocktail hour for my clients.

However you decide to do it, the important thing is that you let your clients know you care. If you aren’t doing a client appreciation event, you definitely should.

How to Farm for Leads in Your Area

I’m very excited to announce that my real estate team ranked 181 out of the top 1,000 real estate teams in the country, according to The Wall Street Journal. Even more exciting is that we ranked third in the entire state of New York. I couldn’t more proud of the work my team has accomplished this past year. 

Today I wanted to talk about farming neighborhoods as the supply of homes is so low. We’ve been doing quite a bit of farming for leads with direct mail using Every Door Direct with the US Postal Service.

You want to pick a neighborhood that has an above-average turnover rate and is in a nearby area that’s easy for you to service. You want to make sure the neighborhood has a price point that’s reasonable, as well. It’s easy to find information online for neighborhoods that are likely to have a high turnover rate.

This past 4th of July, we handed out about 2,000 American flags in the neighborhoods we were farming. I had my two teenage daughters help by sticking the flags in the yard and leaving a door hanger on the front door. We didn’t knock on the door since we didn’t want to bother any residents over the holiday, but we’re likely going to see about four contracts from that. It’s still too early to tell, but the results so far look promising.

We try to get creative with our mailings with things like lottery tickets, seed packets, and handwritten thank you notes—and the results speak for themselves.

I'm often asked what led to my success. 

I really haven't been in real estate full-time that long; I was an appraiser in a past life and I sold real estate part-time before doing it full-time. I was really lucky when I started out years ago selling a few homes a year from my bedroom when I came in contact with a guy named Steve Kantor, who runs Best Agent Business. 

He really instilled in me how important it is to have a database.

He's an expert on databases and got me going. I think I used Top Producer for two years before I put anything in there because it was too complicated for me at the time and I was just too busy. Now, though, I have become a database fanatic. Everything we get goes into our database. We constantly contact and touch our database; 30% of our business comes from referrals.

I just looked at my database and I've got more than 23,000 people with email addresses and phone numbers in my database. That database (not all 23,000) gets touched with direct mail newsletters, postcards, invites to our client events, and two monthly video emails geared toward consumers. 

My thought today is that if you are starting out, no matter what level you are at, get a database.

Top Producer, for example, has been around for many years and it's very easy to use. You have many options. The important thing is that every lead you have, every client you close a deal with, and every person you meet needs to go into that database so you can reach them in a meaningful way. I absolutely guarantee you that if you create a database and feed it weekly, your business will flourish.

Take Your Photo Off of Your Business Card

Today I wanted to talk about your business card. Is your photo on it?

I recently caught a story about a Realtor in Texas who was killed by someone she showed a vacant house to. It was tragic and unfortunate, but it's something we can learn from. 

It turns out that the killer had been looking for agents that he found attractive and found vacant listings that they had. He'd say he was a cash buyer and ask them to show him their vacant property, and this was where he committed his crimes. Before he killed this woman, there were up to 40 agents that he had made feel uncomfortable in some way with this scheme.

So my question to you is this: are you putting your photo on your business card? If so, why? Are you getting more business because your photo is on your business card? Probably not. We're the only industry as a whole where most of us put our photo on our cards, and for the most part, those photos can be 10 or 15 years old!

The upside really isn't there, because you're probably not getting more business because of it. The downside, however, is that you may stick your card up at a diner and have some nutjob, like the one who killed that woman, call you based only on your photo. That's why my agents and I are moving away from using their photo on their cards.

I've become a brand based on advertising that we're doing but using your photo on a card just doesn't make sense. The same goes for ads on places like Zillow and Trulia. In fact, my top agent is making $200,000 a year and her photo isn't anywhere.

The second question I wanted to ask today is what is the biggest thing holding you back in your career? Why aren't you meeting your goals?

I think a major reason that many people share is the fear of rejection. We all want to be liked. We all want to be liked by everyone, but the reality is that no matter what you do, there are going to be clients who don't like you. You're going to deal with rejection.

The sooner you deal with that desire to be liked by everyone and can deal with rejection, the more successful you're going to be. We may be having a ton of success this year, but we've also had failures. We've lost listings that I wanted, but we've also succeeded many times. We focus on our successes, not our failures. 

Is that what's keeping you from door knocking or making 100 prospecting calls a day? Sure, people will hang up on you, tell you no, swear at you, and tell you never to call them again, but many people will also say yes. Those are the people you want to find.

In my office, we do call nights every two weeks. We order pizza and have a lot of fun in the office calling prospects. Sure, we laugh off the rejections, but the person who gets the most rejections and makes the most calls is also my highest-earning agent. He has more rejections, but he also hears 'yes' a lot more. 

There's a great book called Rejection Proof that I highly recommend. If you read this book and can improve how you deal with rejection, I guarantee your career will take off.

The Difference Between You and Other Agents

Today, I want you to ask yourself a few questions. What sets you apart? What is your unique selling proposition? What is your value proposition to your clients?

I went on a listing appointment today for a home that has been listed on the market for four years. That’s right—four years. This home has been through 10 different agents. As an industry, we have failed the client. The home was listed at $1.8 million five years ago; today, it is only listed at $495,000 and still hasn't sold. We have failed at valuing the property, marketing the property, and we have failed that client. Those other 10 agents should not have taken that property on if they couldn’t sell it.

I left the home trying to decide whether or not to take the listing, which will expire next week. Right away, the owner called me and said, “Please, please sell my home. Take the listing next week before it expires because I am going to get 30 calls from agents and they are all the same.”

Think about that. She has been through 10 expired listings, and she knows what happens. She knows she is going to get 30 calls from agents trying to take that listing. But when she said, “All agents are the same,” it was very, very disappointing. Clearly, these agents are doing a very poor job marketing themselves and showing their value proposition.

Why did she come to me? We do a very good job selling our value propositions. We say, “Hey, if we don’t sell your house, I’m going to buy it.” That’s just one example of our value propositions. We also try to show how much we care for our clients and show them success stories.

If you’re an agent and you call that house again because it’s expired, you need to explain how that house is going to sell. You can’t just dump it on the market and forget about it; you have to prove your value to the client. This particular client made fun of our industry; she has talked to many agents who come in with drones and all kinds of toys. While these agents might sound great, they don’t sell homes.

If you want to win listings and help clients, you need a very solid value proposition. That Guaranteed Sold program is just one pillar of our marketing that sets us apart. Going forward, if you want to be successful, you need to differentiate yourself from other agents. Don’t just dump expired listings back on the market and forget about the client. You need to do an in-depth analysis on the property and create value for the client. Have a solid value proposition so they call you first.

The Top Reasons Real Estate Deals Fall Through



I think one of the worst things that happens in real estate today is when a deal falls through. There is nothing worse than putting hours and hours into a deal and having it fall apart for a silly reason, like an unreasonable buyer or seller. This happened to me just last week.

One thing I've noticed in more than 20 years of selling homes is that newer agents tend to let attorneys negotiate structural issues. In my opinion, there is nothing worse than an agent who turns the negotiations over to an attorney. I personally have a full-time negotiator and I occasionally step in when I have to, but we never let the attorneys negotiate the structural issues.

Last week, I had a $225,000 transaction fall apart for a silly $2,900 repair because the attorney was demanding the repair be made before closing, even though my seller was offering a $2,900 credit. There are a couple reasons you don't want to have the seller do repairs before closing.
The first is that my sellers, for example, are going to go to the lowest-cost contractor to make that repair. My buyer generally won't have a warranty or any sort of relationship with that contractor if something goes wrong down the road.

On the flip side, if the buyer gets a credit verified by multiple estimates, you're protected, and the buyer can work with the contractor that they want to use. The reason my deal fell apart was because the attorneys were unreasonable.

We had another deal that had a delayed closing because our seller didn't have all the items removed from their house. We take the blame for that, and it could have been easily covered with a $500 return of escrow, but the attorney wanted $25,000, which is completely unreasonable.
There's no easier way to keep your commission than to breathe life back into a deal as an agent. Put your time and effort into keeping your current deals alive, and please do not let the attorneys negotiate them!
We close about 95% of our deals, and the 5% that fall through usually have an attorney negotiating. I love attorneys and they serve a great purpose, but usually the attorneys who cause deals to fall through aren't even real estate attorneys.

We’ve Hired One of the Best Coaches in the Country

I just got back from a great Mastermind conference in San Diego. I was able to meet and share ideas with some great businesspeople, including Shark Tank’s Daymond John and my former coach Jay Kinder. The average gross commission in the room for this Mastermind was $1.5 million and I learned so much.

There was a tremendous amount of info that went back and forth, but one of my big takeaways was that success leaves clues. I always try to look for the common denominator that successful agents share. I happened to be sitting with Bubba Mills, who is the CEO of Corcoran Consulting and a great speaker and coach.


One thing I noticed was that many of the teams in this room coached directly with Bubba, and at that point, it was obvious what I needed to do. I am excited to announce that I have hired Bubba to coach our team. He’s not cheap, but the value he will bring to our team is beyond measure. He’s going to start with training our buyer's agents on scripting this week.

If you don’t have a coach, you don’t have to hire Bubba. There are certainly other coaches out there with great programs, like Hoss Pratt or Mike Ferry, who can help you with your business. If you have any questions about any of them, let me know. I’ve worked with pretty much every big coach in the business and can give you advice on who to hire depending on what your needs are. Why Is the Number of Transactions You Do an Overrated Metric?

I'm fresh back from an eventful week in Dallas, where I sat on a panel with some of the best agents from around the country. It was a fantastic experience with a lot of takeaways.

The underlying theme of the week was (in order to have great success) that you need to have clarity on what you want, focus on what it's going to take to get there, and take massive action to make it happen. If you're new to the industry, or even if you've been in it for a while but can't seem to take your business to the next level, that simple theme is something the most successful agents and coaches harp on over and over again.

I was privileged enough to get a chance to speak with Chad Goldwasser, a great motivational speaker and a former KW agent who was the number 1 agent worldwide for that company with $4.7 million GCI with 120 agents underneath him. Talking with Chad and hearing what he had to say, it became clear that he built a massive business with limited upside and return for him. The way he talks about it, it sounds like he wouldn't want to do it again - it was too transitional.

Contrast Chad's experience with that of Mark Burlingame, a friend and great guy I was privileged to know well. He didn't have the most transactions, he wasn't the most powerful broker, but he was rich beyond belief in relationships. When you look at your business, at the end of your career, do you want to see it as built on transactions or relationships? Do you value the lifetime value of a client or are you more concerned with one-and-done transactions just to put numbers up on the board? In other words, what kind of business do you want to be and why?


Our team is focused on relationships first and foremost. The number of transactions we do means less than the number of lives we touch in a meaningful manner. Regardless of the business model you use, I think the best possible use of your time and talents is relationship-building; if you focus on people first, the transactions will follow.

Today, I want to talk to you about my experience last week. I went to New York City and spent a day with Barbara Corcoran shooting a new commercial, which should be out in about a month.

Barbara is very humble about her success, and she is really a great person. One thing she said really stuck with me: "Always surround yourself with great people." She says that's the key to her success.

This advice really struck me. For example, I graduated with a marketing degree, got an MBA, and was working in banking when my entire division got wiped out. In eight years, I've built a real estate business. We've been able to go from zero to $50 million in sales, and that's not me. That's my team. I surround myself with incredibly talented people who do a fantastic job for our clients, and I couldn't be more blessed to have this team around me.


When you're buying or selling real estate, it's the same thing. You can sell your home by yourself. You can buy a home by yourself, or use one of those new sites that allows you to just Facetime an agent, tour a home, and pay the commission via rebate. I couldn't disagree with that method more.

You need to surround yourself with professionals. Consumers squander hundreds of millions of dollars every year in the real estate process by hiring inexperienced agents or trying to do things on their own. Whether it's my team or not, you need experienced professionals. We've done this enough times that it's second nature. We close hundreds of deals a year, so we just know what to do in any given situation.

I want to talk briefly about a great opportunity I had recently to go down to New York City to spend the day with Barbara Corcoran - it's always a pleasure to be with her. I never want to be the smartest guys in the room - it's rare that I ever am anyway - but when Barbara is around I am far from it!

It was a great opportunity to thank her. Our business is up $12 million or so year-to-date. She said one thing to me that really struck home: "Treat your clients like family, have fun, and everything else falls into place." Think about what that means; it means you need to do a fantastic job for them, make the experience enjoyable for them and yourself, and everything falls into place after that!


How hard do we make real estate sometimes, with all the shiny new gimmicks and things we throw money at to generate leads and grow our business? When you boil it down, it's all about creating a great client experience, treating them well, and letting everything fall into place. Disney has a saying, "Get to the fun FAST," a great mission statement that rings true in all industries. If you're working with first-time buyers, finding a home should be fun! If you're working with an older couple who is looking to downsize, helping them find that new home should be an enjoyable experience for them! You have control over the experience your clients have - so it's crucial you help them to have fun and enjoy the experience.

Today I want to bring you more value and in doing so I also wanted to speak about how you can 'crush it' even with a limited budget in your business.

I recently got back from the real estate trade show, and everyone wanted to know what it was like working with Barbara Corcoran. However, after a while I noticed that everyone I spoke with was trying to tell me that they didn't have the money to spend on marketing with Barbara Corcoran.


I want to put the rumors aside, because I didn't spend $50,000 or $60,000 to shoot the commercials with her. I'm going to New York again, and I'm actually only spending $1,600 to shoot another commercial with her. I was fortunate enough to be invited by her team while they used the studio.

So, if you don't have the ability to work with Barbara, how should you compete?

I think Chris Smith hit the nail on the head with this one when he said that service is marketing. If you have no budget, then let your service sell itself. When your business is smaller, you have the ability to interact with each and every one of your clients. People enjoy that - and that's something I can't do anymore. I just don't have time to see everyone.

The edge that you have as a smaller company or team is that you have more time to devote to your clients. You can put more energy into your introductions, into your goodbyes, and into maintaining those relationships down the line. I have too many clients to remember all of their names and their kids' names. One trick I recommend is to write them a handwritten note after every transaction (which we actually still do to this day).

All in all, you have the opportunity right now to show your clients how much you care about them. Shake your clients' hands. Hug them. Talk to them. Just show them that you care! Make your service personable and memorable and they will come back to you!

We all have fears. I was afraid of heights, and I made it a point to face my fears. Skydiving helped me realize that my fear of heights was just not rational. As the plane approached jump height, I was petrified. But once I jumped, I became totally relaxed.


Why did that happen? Because once I was in the air, I was committed. The entire plane ride up, I had the option to back out. It's the same with real estate. Once you commit to it, things change.

I really believe that the key to success in real estate is commitment. Commit to excellence, to learning something every day, and to doing a great job for your clients. That's how you get the $20,000 commission check every week. There's no point in dabbling in this business. You need to be all in.

Why do agents struggle? Why do you get out of bed in the morning? Why are you working in real estate?

I want to share a quick story with you that I've heard from some of my mentors. It's the story of Cortez conquering Mexico. Other conquistadors had tried but failed. When Cortez landed, he had his men burn their boats. They couldn't retreat, so they had no choice to conquer Mexico. And they did!


This proves a good point: your "why" needs to be big enough that it makes you get out of bed with excitement. What is your "why"? What gets you motivated? What do you need to accomplish?

I've been very fortunate in my career and my "why" has changed over time. Initially, it was to give my kids a good life. Now that they are set, my "why" is to help my agents meet their goals, help my clients meet their goals, and to give to charity.

The days of putting a home up on the MLS, putting a sign in the yard, and praying you get a call are over. If you are not employing internet-based landing pages, virtual tours, and use of drones, you may be missing the boat. 


After you’re done reading this article, we are excited to show you some incredible video of a home we just listed. This 4,000 square ft. custom brick home is on the market for $775,000, and we got a ton of great aerial shots with our drone. The backyard itself is worth $250,000 and has a 40-ft $40,000 water slide. We are going to market this video through our various social media channels to make sure it gets out to all our target markets.

Recently, I was lucky enough to have a conversation with Kevin O'Leary and Barbara Corcoran of Shark Tank about what it takes to create a successful business. Today, I want to share what they shared with me.

The number one thing they said you should focus on to grow your business is creating massive value. The goal is to create massive value for your clients! We're in an industry that, very likely, may go the way of travel agents. If we are not careful, if we don't go above and beyond when working with clients, websites like Zillow and Trulia are going to put us out of business.


The days of big commission checks and fees are going to go by the wayside unless we create massive value. To do this, you need to strive every day to be an expert. Knowing your numbers and staying in close contact with the client are both signs that you're not only a serious professional, but an expert who offers value that can't be found anywhere else! You want to end every deal knowing you got the best possible price for your client and that you care about them.

People don't care how much you know until they know how much you care. Treat your clients like family and make sure they are happy with your services. In fact, if a client comes to the closing table unhappy, I will write them the commission check back! We then go back and forensically reconstruct what we did wrong and what we could have done differently to get a better result!

How I Was Voted the #1 Realtor in Albany

A few years ago I was voted in as the #1 Realtor in the Times Union here in Albany. This competition only took place once, but I'm going to tell the story today.

One morning I was sitting in on a City Council meeting and I started getting messages congratulating me for winning this award. I didn't even know the competition was happening, and this was before I started doing radio or television.


The reason that I won was quite simple. I was active in a lot of business groups, and I was constantly meeting people. I'd accumulate hundreds of business cards at the end of each month, and that went the same way for many other people. 

So, I was meeting people, but not really forming relationships. In order to deepen my contact with these people - whom I had maybe spoken to for 10 minutes, I started writing a Monday Morning MOJO email. 

I put every single business card into my database, and in my Monday Morning MOJO email, I would talk about something valuable. I talked about my family, my fears, or even about the time that I went skydiving. 

What happened was that people became comfortable with me, and I was at the top of their mind when they were asked about the best Realtor in Albany. 

Essentially, my database allowed me to grow my real estate business. It was very simple, and very cost effective. It took a lot of time to grow my database, but it was well worth the effort.
